Housing markets in Indian metropolitan regions were heavily influenced by the COVID-19 pandemic, which resulted in a variety of recovery trajectories. Utilizing secondary housing market data, this study examines residential real estate trends in the Kolkata Metropolitan Area (KMA) from 2019 to 2025. The time period covered by this study is from 2019 to 2025. In order to determine whether the market is going through a cyclical rebound or a structural realignment in the post- pandemic period, the research makes use of trend analysis and spatial mapping. The results indicate that there has been a revival in sales and the beginning of new projects, which has been followed by a major geographical shift in demand towards peripheral regions such as Rajarhat and the Southern Bypass. An examination of the housing market in the Kolkata Metropolitan Area (KMA) from 2019 to 2025 reveals a dynamic evolution influenced by macroeconomic conditions, policy interventions, and changing consumer preferences. The market underwent four distinct phases: an initial robust pre-pandemic expansion, followed by significant disruptions during COVID-19, a gradual recovery characterized by suburban growth, and ultimately reaching a post-pandemic peak, which was accompanied by a minor correction.

Despite a persistent decrease in the amount of unsold inventory, the housing market for middle- income people has demonstrated improved resilience. After conducting comparative research, it was discovered that Kolkata’s recovery has been more consistent, albeit less robust. This work contributes to a better understanding of urban housing resilience in the context of a post-pandemic environment and provides recommendations for planning policy, infrastructure development, and housing supply regulation in metropolitan regions that are undergoing rapid change.
